The successful candidate will be responsible for leading, managing and developing the Property Management Department, ensuring high standards of customer service, compliance, portfolio performance and operational efficiency.

Reporting directly to the Directors, the Head of Residential APT Property Management will oversee the performance of the department, manage and develop a team of Property Managers, monitor workloads and KPIs, and ensure that company policies, procedures and service standards are consistently maintained.

This is an office-based position offering an excellent opportunity for an experienced property professional to play a key role in the leadership, performance and continued growth of an established property company.

The role would suit an ambitious and experienced property management professional with a minimum of 10 years’ industry experience, strong leadership skills and extensive knowledge of residential property management, legislation and compliance.

What You’ll Be Doing (Key Responsibilities) as a Commercial Agency Negotiator:

• Lead, manage and develop a team of Property Managers
• Hold regular team meetings, one-to-ones and performance reviews
• Oversee the effective management of a portfolio of residential properties
• Ensure company policies, procedures and service standards are maintained across the department
• Produce and present weekly and monthly departmental reports to Directors
• Monitor workloads, KPIs and team performance
• Handle complex property management matters and escalate issues where required
• Develop and maintain strong relationships with landlords, tenants, leaseholders and contractors
• Ensure all properties comply with current legislation, regulations and health and safety requirements
• Review contractor performance and maintenance expenditure to ensure value for money
• Manage complaints and resolve issues in a professional and timely manner
• Support the recruitment, training and development of team members
• Identify opportunities to improve processes, efficiency and customer service
• Assist with budgeting, arrears management and portfolio performance reviews
• Work closely with Directors to support departmental strategy and business objectives
• Contribute to the continued growth and development of the Property Management Department

What our client is looking for (Skills & Experience):

• Minimum of 10 years’ experience within residential APT property management
• Proven experience in a senior residential property management position
• Previous experience managing, mentoring and developing a property management team
• Strong knowledge of residential property legislation and compliance requirements
• Experience managing large residential property portfolios
• Excellent communication, organisational and leadership skills
• Strong problem-solving and decision-making abilities
• Ability to manage multiple priorities in a fast-paced environment
• Confident dealing with landlords, tenants, leaseholders, contractors and professional contacts
• Strong understanding of property management procedures, compliance and customer service
• Highly organised with excellent attention to detail
• ARLA Propertymark, IRPM or RICS qualification is desirable
